Job Description
Truworths, a leading fashion retailer, is seeking a highly experienced Property Legal Manager to lead and strengthen our property legal team. This role is responsible for managing all legal aspects of property transactions, ensuring compliance with company processes and legislation, and protecting the company’s interests in all property matters. The ideal candidate will have excellent attention to detail, strong negotiation and drafting skills, and experience in the retail or property sector. This position is based at our head office in Cape Town.
Key Responsibilities
Lease Agreements
- Update and maintain standard Truworths heads of agreement and lease templates.
- Review, negotiate, draft, and recommend non-standard or deal-specific lease clauses.
- Assist property managers with legal negotiations for lease proposals.
- Prepare leases, sub-leases, lease addenda, and cession agreements.
- Negotiate and finalize hybrid lease agreements.
- Draft ancillary legal agreements as required.
- Review and approve lease agreements and addenda prepared by lease administrators.
- Oversee the lease tracking process to ensure timely preparation and signature of agreements.
Legal Compliance
- Ensure Truworths, tenants, and landlords comply with lease obligations and manage any rental or legal disputes.
- Advise operations teams on lease-related queries, including stock-take closures, trading hours, and obstructions.
- Support contracts teams on maintenance-related lease queries, including HVAC, services, and interruptions.
- Oversee internal and external annual lease audit processes.
- Implement improvements to systems, structures, and workflows within the properties department.
Ad Hoc Projects and Tasks
- Support property acquisitions, sales, and due diligence investigations.
- Contribute to system and process enhancements, utility cost-saving projects, generator connections, and new business integration tasks.
Qualifications and Experience
- Minimum of 10 years’ experience in a legal managerial role within retail, property development, or property management.
Competencies
- Strong negotiation and legal drafting skills.
- Leadership and team management capabilities with excellent interpersonal skills.
- Effective written and verbal communication skills.
- High attention to detail and ability to work under pressure.
- Proactive, resourceful, and able to work independently.
- Excellent time management and organizational skills.
- Administrative and numeracy skills; computer literate.
